Civano Landscape Design Guidelines

Design Restrictions

  
Purpose

The purpose of these restrictions is to ensure visual harmony along Civano's streetscapes, protect vistas and solar access, encourage water conservation, eliminate highly invasive and allergenic plants, and preserve the desert character of the site.

Scope of Restrictions

These restrictions apply to all common, public areas, and individual lots of Civano Neighborhood I. These restrictions do not apply to already designed and installed landscapes, although we hope that this document will encourage homeowners to remove egregious specimens. Inert Ground Cover

Inert ground cover restrictions apply to all portions of the Civano Neighborhood I lot which are not enclosed by a perimeter wall of at least 3 feet in height. Decomposed granite shall be one-half inch minus "Desert Gold" color. White rock and rock with coatings of any kind are prohibited. No artificially colored rock will be permitted as groundcover. Native rock, river rock, and rip-rap may be used in drainage swales. Stone and boulders may be used on the site. Boulders shall be buried into the grade a minimum of one-third the height of the boulder to enhance a more natural appearance.

Ornamentation

In general, garden ornamentation in the front lot area of Civano Neighborhood I should be in keeping with the natural desert character of the site and not interrupt the visual harmony of the streetscape. The use of driftwood, wagon wheels, and bridges is prohibited.

Water Features

Water features, whether built on site or purchased fully assembled, are not allowed in the front lot area (except in walled courtyard areas where they are limited to 4' 0" in height) of Civano Neighborhood I.

Public Areas

Civano Neighborhood I's Public areas and common areas shall be landscaped using native and near-native plants (as defined in the Recommended Native Plant List and Recommended Near-Native Plant List). Community gardens may use appropriate non-native plants. Parks and recreation areas shall use native and near-native trees and shrubs from the above mentioned lists as well as appropriate turf grasses for playing fields.

Turf

Turf is prohibited in front lot areas of Civano Neighborhood I. The front lot area is defined as that portion of the lot which is not enclosed by a perimeter wall of at least 3 feet in height. In addition, no turf may be placed within the public right of way area. Only non-seeding grasses are permitted. Turf is permitted in enclosed lot areas provided that no turf or spray irrigation shall abut walls or fences.
