Pulte Homes & Civano Neighborhoods II and III

Update: Civano Neighborhoods II and III—which Pulte calls Sierra Morado—may meet the energy and related requierments of the Civano IMPACT System, but from a design and New Urbanism perspective fall well short of the standards of Civano Neighborhood I. In spring 2002, Pulte Homes began pursuing the possibility of purchasing Civano Neighborhoods II and III (except commercial areas) from Fannie Mae, and fully developing those neighborhoods. From December 2002 through January 2004, Civano Neighbors held discussions with Pulte to ensure that Pulte meets the requirements of the Civano IMPACT System MOU, and are as closely aligned in design, resource efficiency, and intent of Civano Neighborhood I as possible.

Civano II, Pulte's Proposed First Plat

Pulte submitted its Civano II first plat to the City in August 2003. The plat was rejected in September, and a rezoning was by mayor and council in December 2003. The following Civano II resources are available online:

Revised plat shows homes along commercial edge to north set aside to be
planned with commercial development, streets interconnecting with
commercial area and rest of Neighborhood 2, and street trees.
